    Granite Countertops Help Sell a Home

    People often ask me what to do to their home to make it sell quickly. Most of the time they aren't really prepared for a straight answer. In a tough market, it's usually the best looking homes at the most competitive prices, in the most sought after location that sell, while other lonely homes sit on the market awhile just waiting for the right person.

    So, what can be done quickly, efficiently, and cost effectively? Out of the three reasons why homes don't sell that I previously mentioned, you may only have control over one of them. There's virtually nothing you can do to improve the location of your home and there may not be much you can do with the asking price too, depending on your financial situation or how much money you currently owe on the home. But you can get your home looking reasonably good!

    There's no doubt that granite is in. People (men and women alike) love updated kitchens. And, much to my surprise there are many nicely done kitchens out there on the market today that have laminate countertops. While there's nothing functionally wrong with laminate, it's not what sells the home. Usually, people with settle for the laminate if there is something else they really like about the home.

    So, my advice just might be to install granite countertops in the kitchen and baths if you want to sell your home quicker. This, of course, would be dependant on the fact that the style and condition of the existing cabinetry would warrant such an upgrade. It doesn't make much sense to plop down $8000 worth of granite on top of worn or outdated cabinetry. But don't dismay, there's still hope in this case. Believe it or not, cabinets can be painted to give them a fresh look. And, there's a new granite product available that employs countertop refacing. This process uses an engineered stone made in Italy from real Italian granite that is pressed over a fiberglass mesh. These granite countertops are made to fit over existing countertops and are extremely cost effective due to the fact that no demolition is required. This can be a great alternative to having custom granite installed and help give your home that designer look to help it along to the closing table.

    Kitchen and baths are definitely where to put your money if you are trying to sell your home and going the extra mile and choosing granite will give your home a competitive advantage over other lonely homes sitting out there begging to be loved.
